Patrick Krempholtz recently woke up in the middle of the night and decided to search local real estate listings for golf courses.
He didn’t expect anything to come of it, but was surprised to find a listing that caught his eye.
“Owning a golf course was my life dream, and the way it came down it was meant to be,” he said.
The Holland Hills Country Club golf course will be under new ownership soon.
Krempholtz is under contract to purchase the 263-acre property at 10438 Holland Glenwood Road, Colden from Fornes Enterprises Inc. of Springwood. Fornes Enterprises is controlled by Rob and Kelly Milbrand. Kelly is the daughter of Paul Fornes, the original developer of the golf course.
“I met the owners; I hit it off. The rest is history,” he said.
The sale price has yet to be disclosed. The asking price was $1.25 million.
Though it has “country club” in the name, Holland HIlls has always been a public course, and is expected to remain so.
Donna Pease, licensed real estate salesperson with Howard Hanna Real Estate Services, brokered the sale.
Pease said 80 acres of the site remains undeveloped and could someday be used for future construction or expansion.
It’s on one of the highest points in Erie County, she said.
“When you’re on it, it’s just 360-degree sky,” she said.
The existing course is 18 holes and a restaurant, which is expected to stay open under Krempholtz’s ownership.
